Job Description

  • Develop project portfolio strategies and implementation plans aligned with business and investment objectives.
  • Manage multiple development, renovation, and asset enhancement projects across various property assets.
  • Assess project feasibility, scope, budget assumptions, resource requirements, schedules, and key risks before project launch.
  • Advise senior leadership on project prioritization, resource allocation, and execution approaches.
  • Establish and maintain project governance frameworks, reporting structures, and approval processes.
  • Lead regular project reviews, monitor milestones, and ensure timely resolution of project issues.
  • Supervise project teams and oversee project performance against scope, budget, timeline, quality, and business targets.
  • Identify project risks, delays, cost overruns, and resource challenges while implementing corrective actions.
  • Manage project budgets, procurement activities, cash flow forecasts, contractual matters, and financial reporting.
  • Coordinate architects, engineers, consultants, contractors, and other stakeholders to ensure project success.
  • Oversee design development, technical reviews, value engineering initiatives, and quality assurance activities.
  • Ensure compliance with building regulations, permits, safety standards, company policies, and contractual obligations.
  • Act as the primary liaison among executives, property teams, business units, consultants, and external partners.
  • Drive stakeholder engagement, facilitate decision-making, and resolve conflicts impacting project delivery.
  • Lead, mentor, and develop project teams while promoting knowledge sharing, accountability, and continuous improvement.

The Successful Applicant

  • Bachelor's degree or higher in Architecture, Engineering, Construction Management, Project Management, Real Estate Development, or a related discipline.
  • Minimum 15 years of experience in construction, property development, renovation, asset enhancement, or project delivery environments.
  • At least 5 years of experience in senior project leadership, program management, or portfolio management roles.
  • Proven background managing large-scale/luxurious property projects from feasibility studies through handover and project close-out.
  • Experience overseeing hospitality, commercial, mixed-use, high-rise, or major renovation projects.
  • Strong understanding of project planning, scheduling, budgeting, and resource management practices.
  • Extensive knowledge of design coordination, procurement processes, contracts administration, and construction management.
  • Demonstrated expertise in cost control, financial management, quality assurance, and risk mitigation.
  • Ability to lead multiple projects simultaneously while managing cross-functional and multidisciplinary teams.
  • Sound knowledge of construction regulations, statutory approvals, environmental requirements, and workplace safety standards.
  • Experience managing consultants, contractors, suppliers, and external stakeholders throughout the project lifecycle.
  • Strong commercial acumen with the ability to evaluate project value, investment returns, and business impact.
  • Excellent leadership, communication, negotiation, and stakeholder management skills.
  • Open to travel for work as required.
  • Strong written and verbal communication skills in both Thai and English.
